Check-in and Check-out Procedures

• Check-in is after 4pm and check-out is by 10am.

Property Access

• Guests may use the EV charger while at the home.
• Firewood for the outdoor fireplace and firepit may be added at the time of booking or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.

Policies and Rules

• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• No smoking allowed inside the home or outside (no trace of smoking left outside the home).
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• No parties or gatherings above the posted occupancy (10 guests) allowed at any time. Keep outside noise respectable.
• Please note that this home is in a neighborhood with full time residents living nearby. The neighborhood has strict noise restrictions after 10pm.
• This home is not pet friendly. No pets are allowed.
• 4WD/AWD and/or chains are recommended during winter (Nov–March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

• Children allowed.
• No events allowed.

Fees and Payments

• OFF-PEAK SPECIAL: Stay longer than the minimum number of nights and automatically receive a 5-15% discount — excluding holidays.
• Guests returning to Orchard House may receive a discount of 5%, not to be combined with other discounts to the room rent.

Cancellation Policy

• Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31–59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

• All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
• There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
• Hair dryers are not provided.
• Towels and bed linens are provided.
• High-speed internet is available.
• Free parking is available on site.
• Hot tub is available.
• Washer and dryer are available for guest use.

Safety and Emergency Information

• Smoke alarm and carbon monoxide detector are installed.
• 4WD/AWD and/or chains are recommended during winter (Nov–March).
